NEW Federal Regulations do not allow Fannie Mae and Freddie Mac to re-purchase Mortgages from Commercial Banks, where the Mortgages represent Units in Community Associations which have Dues Delinquency rates more than 15% over 30 days. Fannie and Freddie re-purchase about 80% of all Mortgages made in the U.S. Unit Sellers in Associations with Dues Delinquencies over 15% for 30 days must either find Cash Buyers, or Commercial Banks willing to invest and hold those Mortgages, perhaps at higher interest rates. Join ADAC now, to keep your Dues Delinquency rate below 15%, or to get below 15%. Due to U.S. National Economic Circumstances, ADAC will continue to fund out-of-pocket costs where the initial invoice date from zero (-0-) balance is 70 days or less. But over 70 day Delinquent Units with Older Balance Units not previously attended to by the Association Board, must be funded by the Association. In other words, if the Board wishes ADAC to return Older Balance Units to monthly Dues paying status, the Association needs to pay the needed cash for out-of-pocket costs. ADAC recommends Dues be due and paid on the 1st of the month, that ADAC send a Reminder on the 10th or 15th of the month, and that the Delinquency Process (and cost to the Delinquent Unit owner) begin on the 32nd day from initial invoice date. ADAC is in the business of collecting current Association Dues, not in the business of collecting years or months old Association Dues where no equity exists in the Delinquent Unit. Effective 5.11.2009.
NEW same day turnaround, for 2nd and subsequent Delinquent files, is available for Authorized Community Property Managers and Association Officers who are part of the ADAC system. Authorized (password-enabled) Managers / Officers / Attorneys may themselves on the Internet in ONYX enter 2nd and subsequent Delinquent Dues files directly, which are printed and (if complete) mailed to Delinquents same-day by ADAC, with appropriate Proof of Mailing, with ONYX notification. Speed in addressing Dues Delinquency is critical to success in reduction of Dues Delinquency - make it happen today! [1st Association Delinquency file must be set-up by ADAC, to include Association documentation].
The ADAC business plan is to be licensed as required for Collection in all 26 States / Jurisdictions which permit Association Dues Foreclosure by Publication, generally in a local State entity.
